Terms and Conditions
These Terms and Conditions apply to all stays at Summer Cottage. By making a booking through Airbnb or through the website and staying at the property, the guest agrees to be bound by these
Terms and Conditions in full.
1. Bookings and Contractual Relationship
All bookings for Summer Cottage are made via Airbnb. The booking contract, payment processing, cancellation terms and security deposits are governed by Airbnb’s own Terms of Service, which take precedence where applicable.
These Terms and Conditions supplement Airbnb’s terms and apply to the use of the property during the guest’s stay.
2. Use of the Property
Summer Cottage is a privately owned holiday home. It may only be used for holiday accommodation purposes.

Maximum occupancy is four (4) guests

No pets are permitted

No parties, events or gatherings are permitted

The property may not be used for commercial purposes, photography, filming, or sub-letting without prior written consent
The lead guest is responsible for the behaviour of all members of their party and any visitors.
3. Check-in and Check-out

Check-in: After 15:00

Check-out: Before 10:00
Early check-in or late check-out may be possible by prior arrangement but cannot be guaranteed.
Guests must vacate the property promptly at check-out to allow for cleaning and preparation for incoming guests.
4. Guest Access and Boundaries
Guests have exclusive access to:

The entire cottage

The front garden, which is clearly marked with picket fencing
Rear Garden and Land
The rear of the property is highly distinctive. The cottage garden opens directly into woodland and adjoining fields, creating a rare sense of openness and natural beauty. In keeping with this setting, there is no rear boundary fencing, and none is intended.

To the right, the boundary follows the line of the adjoining field used to access public footpaths

To the left, the boundary aligns with the conservatory
Guests are asked to be particularly mindful of these boundaries and respectful of neighbouring land.
Please do not venture beyond the line of the conservatory, as this area does not form part of Summer Cottage. We are fortunate to have a valued elderly neighbour and kindly request guests’ consideration at all times.
5. Minimum Stay and Peak Periods
Due to high demand, bookings during peak periods are accepted only for a minimum stay of seven consecutive nights.
Peak periods include:

Christmas and New Year
Enquiries outside these parameters may be considered at the owner’s discretion.
6. House Rules
Guests agree to:

Treat the property and its contents with care and respect

Leave the property in a clean and tidy condition

Not rearrange furniture or remove items from the property

Dispose of rubbish appropriately as instructed in the house information
Failure to comply may result in additional charges or early termination of the stay without refund.
7. Safety and Rural Environment
Natural Setting
Summer Cottage is located in a rural woodland-edge environment. Guests may encounter wildlife, including deer and other animals. Care should be taken when outdoors, particularly at dusk and dawn.
Noise
Guests should expect natural countryside sounds including rustling trees, birdsong and occasional wildlife movement.
8. Safety Devices and Security

Exterior security cameras are present on the property for security purposes; all devices are switched off during guest stays.
9. Property Layout and Accessibility

The property is primarily on one level
-
There are varying internal floor heights, and guests should take care when moving around the cottage
-
The rear of the property is unfenced; guests accept responsibility for their own safety in this area
The property may not be suitable for guests with significant mobility issues.
10. Parking
There is no parking at the rear of the property.
Two parking spaces are available on the gravel drive at the front of the cottage. Parking is at the guest’s own risk.
11. Amenities and Limitations

Mobile phone signal may be limited due to the rural location

Wi-Fi is provided but cannot be guaranteed at all times

No compensation will be offered for temporary service interruptions beyond the owner’s control
12. Damage, Breakages and Loss
Guests are responsible for any damage, breakages or loss caused during their stay, beyond reasonable wear and tear. Any issues should be reported promptly via Airbnb.
The owner reserves the right to recover costs through Airbnb where necessary.
13. Liability
The owner accepts no liability for:

Personal injury or illness

Loss or damage to personal belongings

Accidents arising from misuse of the property or failure to observe these Terms
Guests stay at the property entirely at their own risk.
14. Complaints
Any concerns should be raised immediately during the stay via Airbnb so that reasonable efforts can be made to resolve them. Complaints raised after departure may not be considered.
15. Governing Law
These Terms and Conditions are governed by the laws of England and Wales.
